How Often Should You Flush Your Water Heater?

Summers Plumbing Heating & Cooling technician servicing the gas control valve on a tank water heater during a $59 safety inspection and flush in Kokomo, Indiana

Most tank water heaters should be flushed once a year. If your home has hard water — and most of Kokomo and Howard County does — every six months is better. Tankless units need a descaling flush about once a year too.

Skip it, and sediment builds up in the bottom of the tank until you get rumbling, slow hot water, higher gas bills, and eventually a tank that fails years early. Right now Summers Plumbing Heating & Cooling is offering a $59 Water Heater Safety Inspection & Flush in Kokomo, which covers the flush and the safety checks that usually cost $100–$200 elsewhere.

Here’s how to know if your water heater is due, what a flush actually costs, and what the technician does while they’re there.

How Often to Flush a Water Heater: The Short Answer

Water heater type / situation How often to flush
Standard tank (gas or electric), softened water Once a year
Standard tank, hard water (no softener) Every 6 months
Tankless water heater Once a year (descale)
Well water Every 6 months, or as your technician recommends

The manufacturer’s manual is the final word — some brands require annual flushing to keep the tank warranty valid.

Why Kokomo Water Heaters Need It More Often

Central Indiana sits on limestone, so the water coming out of Kokomo’s taps carries a lot of dissolved calcium and magnesium. When your water heater heats it, those minerals drop out and settle at the bottom of the tank as sediment. On a gas water heater that sediment sits directly on top of the burner, so the burner has to heat through a layer of rock before it heats the water.

That’s where the problems start:

  • Rumbling, popping, or banging as water trapped under the sediment boils. If you’re hearing this, read our guide to what water heater noises mean.
  • Higher gas or electric bills, because the unit runs longer to reach temperature.
  • Less hot water, since sediment takes up space in the tank.
  • A shorter lifespan. Overheating the bottom of the tank weakens the steel and the glass lining. A tank that should last 10–12 years can fail in 7.

A water softener slows all of this down considerably, which is why softened homes can stretch to once a year.

What Does a Water Heater Flush Cost?

Option Typical cost What you get
Do it yourself $0 (your time + a garden hose) Drain and flush only; no safety checks
Professional flush (typical Kokomo pricing) $100–$200 Flush plus a basic inspection
Summers $59 Safety Inspection & Flush $59 Full flush plus the safety checklist below

The price can go up if the technician finds a part that needs replacing — an anode rod, a failed relief valve, or a drain valve that won’t seal — but you’ll get a firm quote before anything else is done.

What’s Included in the $59 Water Heater Safety Inspection & Flush

A flush is more than opening a drain valve. During a Summers water heater maintenance visit, the technician will:

  • Drain and flush the tank to remove built-up sediment
  • Test the temperature & pressure (T&P) relief valve
  • Inspect the anode rod, which protects the tank from rusting through
  • Check the tank, fittings, and connections for corrosion or leaks
  • Verify the thermostat setting (120°F is the safe, efficient standard)
  • Inspect the burner, gas connection, and venting on gas units
  • Tell you honestly how much life is left in the unit

That last point matters. If your tank is past 10 years old, the flush is also when you find out whether it’s worth maintaining or whether you should start planning a replacement on your own schedule instead of the tank’s. Our post on how long a water heater lasts walks through the warning signs.

Signs Your Water Heater Is Overdue for a Flush

  • Rumbling or popping when the burner runs
  • Hot water runs out faster than it used to
  • Water takes noticeably longer to get hot
  • Cloudy or rusty hot water from the tap
  • It’s been more than a year (or you don’t remember the last time)

If you’re also seeing water around the base of the tank, that’s a repair call, not a maintenance call. Don’t wait on it.

Can I Flush My Water Heater Myself?

Yes, if the unit is fairly new and has been flushed regularly. You’ll need to shut off the power or gas, close the cold-water supply, connect a hose to the drain valve, and drain until the water runs clear.

There are two cases where we’d recommend letting a technician handle it:

  • The tank is 8+ years old and has never been flushed. Heavy sediment can clog the drain valve, and disturbing it sometimes reveals a leak the sediment was plugging. A technician can assess the tank before opening it up.
  • You have a tankless unit. Descaling requires a pump, isolation valves, and a descaling solution circulated through the heat exchanger. It’s a different job than a tank flush. See our tankless water heater services.

And a DIY flush doesn’t include the T&P valve test or anode rod check — the two things most likely to prevent a tank failure.

Water Heater Flush FAQs

How long does a water heater flush take?

Usually 30 to 60 minutes for a tank unit. A tankless descale takes closer to an hour.

Does flushing a water heater save money?

Yes. Removing sediment restores heating efficiency, which shows up as a lower gas or electric bill, and regular flushing is the single biggest factor in getting the full 10–12 years out of a tank.

What happens if you never flush your water heater?

Sediment hardens, the tank overheats from the bottom, the anode rod is consumed, and the tank rusts through — usually from the inside, with little warning until it leaks.

Should I flush a water heater that’s never been flushed?

Have it inspected first. If the tank is older and heavily sedimented, a technician may recommend a gentle flush or, if the tank is already compromised, planning a replacement rather than disturbing it.

Does the $59 special cover tankless water heaters?

The $59 special is for tank water heaters. Tankless descaling is quoted separately — call us and we’ll give you a price up front.
