Plumbing Inspection in New Albany

There are two circumstances in which you might consider a plumbing inspection. The first is a comprehensive inspection in the context of a new home purchase to uncover any latent defects prior to purchase. The second is an annual inspection of the plumbing system as part of an overall home maintenance program. In our experience, most plumbing issues are detected earlier and repaired more easily in the course of a regular inspection.

Plumbing Inspection in the Context of a Home Purchase

Almost every residential real estate contract provides the buyer with the option to have the property inspected prior to purchase. These provisions may be easily modified to permit separate inspections of specific systems or for specific conditions, such as the electrical system, the septic system, or a termite inspection.

The Summers plumbing system inspection is likely to be more thorough than the general inspection. Moreover, we are professionally qualified to provide a detailed report and estimate of repair costs in the event we identify an adverse condition or component. For these reasons, it is always advisable for the buyer to obtain a separate plumbing inspection. In the event this separate plumbing inspection reveals issues, our report and estimates provide data that might be used by the parties as to the basis for negotiating a settlement.

Regular Plumbing Inspections as a Component of Home Maintenance

More homeowners now schedule an annual plumbing inspection as part of their home maintenance program. Regular inspections are more likely to identify potential plumbing problems and remedy them before they become emergencies. Repairs are typically less expensive in a non-emergency situation.

It can be useful for homeowners to inspect their plumbing appliances with our professionals who look at the appliances with fresh and unbiased eyes. Customers experiencing frequent sewer backups may want to invest in an optional pipeline video camera inspection to obtain a more complete picture of the system.

Summers plumbers will seek to identify and locate leaks in the plumbing system and gas lines. Leaking gas is obviously a safety issue. Leaking toilets and dripping faucets can result in thousands of gallons of wasted water, and the cost of that water might easily exceed the cost of the inspection. You might be surprised at the quantity of water, and money, that can disappear when a drip is active 24/7/365!

The Plumbing Inspection: Components

Our experienced staff member will perform a complete inspection of your visible plumbing system. And, if you have other questions or concerns about your plumbing system, such as drinking water purification, water heating, water pressure, interior or exterior leaks, Summers plumbers are pleased to assess and make recommendations. The complete plumbing inspection will include:

  • Water Heater. We check all water heaters for corrosion, safety, and leaks. This includes venting, valves, and connections. If possible, we will drain, flush, and refill the heater and check the temperature.
  • Kitchen. This will include the dishwasher, sink, faucets, shutoffs, drains, and garbage disposal.
  • Bathroom. This will include drains, showerheads, sinks, toilets, shutoffs, shower and tub elements, and faucets.
  • Toilets. Toilets are checked and tested for leaks and operability.
  • Faucets. We test Faucets for leaks and pressure.
  • Exposed Water Lines. We check all exposed water lines for damage.
  • Piping. We check all piping and cabinetry under your sinks for leakage.
  • Drains. We check all drains above and below sinks for leaks and clogs.
  • Washing Machine. We inspect hoses and valves.
  • All exterior water supply lines and hose bibs are inspected.
  • We will also inspect the ground and foundation for signs of leakage

SEWER AND PIPE VIDEO CAMERA INSPECTION

An optional service is now available from Summers Plumbing Division. This service might be used by prospective homeowners who have reason to suspect something amiss underground. The service might also be used by current homeowners who are experiencing sewer backups. Video cameras are installed at the end of a 250-foot long line, which can penetrate and view the inside of most pipes that are 2” or larger. We attach the video camera to an external monitor for viewing. Inside the pipe, the camera will identify cracks, bulges, and root invasions deep beneath the surface. This will help you identify the approximate location and nature of the issue.
